Our Property Management services are comprehensive and are designed to be low-maintenance to the owner. Fees may vary depending on the number and nature of the properties in question. As part of our comprehensive Property Management Services, the following services are included unless noted:

Marketing
  • Listing in MLS (Realtor database) with commission offering
  • Listing on REALTOR.com with virtual tour
  • Listings on Century 21 websites and our website
  • Listings on other websites we may choose
  • Full virtual tour inside and out with links posted on all web sites advertised
  • Listing through AHRN website (military referral network)
  • Sign in yard with full color photo flyers stocked
  • Lockbox on property
  • Show property to prospective tenants
  • Take applications for tenants
Finding your tenant
  • Credit check " Landlord reference check
  • Income verification
  • Criminal Background check (additional cost to Owner)
  • Leases custom prepared (minimal cost to owner) by law firm specializing in Landlord/Tenant law. This also entitles you to limited FREE legal services and advice
  • We execute and sign all lease paperwork on your behalf. No chasing you down on vacation to sign paperwork ("Specific" Power of Attorney required)
Tenant issues
  • We are first point of contact for the tenant for all issues
  • Arrange for re-keying of locks or replacement for each new tenant (security and liability reasons). Not applicable for first tenant.
  • Hold security deposit money in escrow account. Conduct move-out inspection; deduct any funds necessary to cover damage/repairs necessary
Maintenance
  • We coordinate basic maintenance and repairs (pool, lawn etc.)
  • Special projects or heavy repair oversight may require additional fees
Your MONEY
  • We collect rent, pay most vendor bills related to your property maintenance, and distribute the remaining funds with a statement each month to you or to your financial institution
